The National Authority for Consumer Protection (ANPC) has noticed an increase in interest for purchasing homes during the winter holidays and has published a useful guide for future buyers. The guide emphasizes the importance of obtaining a building permit before promoting the property and the connection permits to utilities. Additionally, sales contracts must be balanced, providing withdrawal rights to buyers in certain situations.
ANPC warns against abusive clauses, such as unilateral termination penalties and unilateral extensions of deadlines, which can create an excessive burden for consumers. Buyers are encouraged to avoid such clauses and to contact ANPC or the courts to request modifications. Furthermore, sellers must present a transparent final price, including VAT and additional costs, in accordance with current legislation, to avoid penalties.
