90% of the rented offices in Romania are located in Bucharest, according to a study

The analysis conducted by Fortim Trusted Advisors shows that Bucharest holds 90% of the rented office market in Romania in the first half of 2026, while Cluj-Napoca contributes 7%. The office market is going through a phase of caution, with strategic decisions from companies.


Nicolae Ciobanu, Managing Partner at Fortim, mentions a return of renegotiation transactions and increased interest in leasing, indicating careful planning of space requirements. The largest transactions have been dominated by companies in technology, energy, industry, and construction, including renewals and expansions.


In Cluj-Napoca, demand has increased, with 6,455 sqm leased, while other cities, such as Timișoara and Iași, have recorded a decrease in transaction volume. At the regional level, leasing activity was 22,534 sqm, one third less compared to the previous year.
