A scenario of "collapse" does not appear, but rather a selective market, where correctly positioned and energy-efficient properties maintain or even moderately increase their value.

Many analyses talk about a market that "moves cautiously" in 2026, affected by inflation, still high interest rates, and fiscal changes (including higher taxes on housing).

Estimates show reduced real estate activity in 2026, with a slow improvement only from 2027, against the backdrop of a gradual easing of monetary policy.

Recent reports indicate a migration of demand towards smaller, energy-efficient, and cheaper housing, against the backdrop of rising bills and taxes.

The supply of quality new housing is still considered insufficient compared to the old housing stock (average age over 60 years), which supports prices in the new, well-located segment.

What it practically means for buyers in 2026

For 2026, more experts recommend caution, focusing on well-documented projects and firm negotiation, especially for old or poorly positioned properties, where price pressure is higher.

In the short term, scenarios favor slow growth, not a bubble, especially in the segment of efficient and well-located housing, so the timing of purchase depends more on financing and the concrete quality of the property than on "perfect market timing".
